Market Harborough is a small Leicestershire market town with a proper High Street, canal access at Foxton Locks, and countryside walks on every side. It has enough restaurants, shops and day-trip options within thirty minutes to fill a long weekend without repeating yourself.
Holiday cottages in Market Harborough itself are limited. Most self-catering options sit in the villages ten to fifteen minutes from town. The Cottage is on the 14 Acres estate in Clipston, a short drive from the High Street, and is one of the only self-catering properties in the area designed specifically for couples.
A Converted Victorian Dovecote
The Cottage is not a modern build. It started as a working Victorian dovecote on a private Northamptonshire estate, and the conversion kept the character of the original structure. The roof line, the stonework, and the sense that the building has been somewhere and done something before you arrived.
The conversion added proper insulation, a modern kitchen, and the kind of bedroom that is easy not to leave in the morning. Two floors, a private terrace, and no shared walls. Self-catering from the first morning to the last.
About The Cottage in Clipston
The estate is quiet. There are three properties on 14 Acres in total (The Loft and The Barn alongside The Cottage), which means the site has a small number of guests but is not a holiday park. The estate has a lake, walking tracks, and enough space to feel rural without being remote.
The Cottage is specifically designed for two adults. The layout is open-plan on the ground floor, with the kitchen, dining and sitting area running together. Upstairs is the bedroom and bathroom. The private terrace off the ground floor is the right size for a table, chairs, and a slow morning outside.
Inside The Cottage
The kitchen is fully equipped for self-catering. Everything you would need to cook properly from breakfast to a proper evening meal. The ground floor is open plan, which means the kitchen and dining area flow together rather than being separate rooms you move between.
The dining table seats two comfortably. It is the right place for a bottle of wine and a meal in on a Friday night, or a slow breakfast on a Saturday morning before you decide what the day looks like. There is no pressure to be anywhere until you want to be.

The Estate and Grounds
The 14 Acres estate covers fourteen acres of Northamptonshire countryside. There is a lake, walking tracks through the grounds, and open fields beyond the property boundary. At that scale, even when all three properties are occupied the estate does not feel crowded.
The Cottage has its own private terrace. Not a shared outdoor space but a terrace that belongs to The Cottage during your stay. The wider estate grounds are available to all guests, including the lakeside walks and the open fields surrounding the site. Free parking on site, and quiet from the road.
Booking a Holiday Cottage Near Market Harborough
