I’m Susan, the founder of Espais Roca and the person behind The Cottage. The 14 Acres estate is where this brand started, a private chunk of countryside on the Leicestershire and Northamptonshire border. I lovingly converted the Victorian red-brick dovecote on the estate into The Cottage, the most intimate of the three boutique stays I designed here (alongside The Loft and The Barn). Designed around the idea of “relax, reconnect and refresh”, The Cottage is the romantic, slower-paced version of the Espais Roca experience.
When you book The Cottage, you’re staying somewhere I personally curate, not a faceless rental. I answer messages myself, I know which Market Harborough restaurants are worth the drive, and I’ll make sure your stay is exactly what you needed it to be.

Roughly 30 minutes by car. Free parking + EV charger on-site.
How do we get from London?
Roughly an hour by train to Market Harborough station from London St Pancras. The Cottage is ten minutes by taxi from the station.
